Costa Rica real estate is uncharted territory for most American buyers. The market operates differently in the Caribbean, and all potential Costa Rica real estate investors should beware of the following potential pitfalls:

1- There is no licensing process for Costa Rica real estate agents. If someone tells you that he or she is a realtor, look into his or her qualifications carefully, as the term does not carry as much weight down there as it does up here.
2- There is no Multiple Listing Service for Costa Rica real estate. Several “realtors” may be trying to sell you the same property at different prices, and without a central repository of data, it’s hard to tell what the true value of the home really is.
3- Costa Rica real estate transactions are governed by a totally different set of laws. If you think your experience with real estate in the US will float you in Costa Rica, think again.
