Under the Costa Rican law a potential property owner (whether he/she is a citizen of Costa Rica or a foreigner) must conduct a search of the title of the property in question at the Public Registry office in San Jose (Registro Publico).
Property of any kind must be given a title registration number (Folio Real) and registered at this office after date of purchase. All information about prior owners, liens on the property, mortgages and other relevant records can be located at the “Informe Registral” once the title registration number has been obtained by the interested party.

In Costa Rica, foreigners are granted the same rights and privileges as are citizens when it comes to realty. It is recommended that an attorney be retained to help sort out all of the legal manifestations of the Costa Rica property for sale. Those costs generally come to around five hundred dollars American (or thereabouts).
High-End Costa Rica Realty Prices
Costa Rica’s most expensive realty, in terms of renting and buying, is in areas that are highly populated with affluent Costa Ricans. As an example of what properties in Costa Rica sell for, in the town of Tamarindo (on the Pacific coast of Costa Rica) and in Ezcazu (a suburb of the capital city of San Jose) one-bedroom condominiums have been known to sell for $250,000 U.S. and to be rented for $1,200 a month. That is not property for sale at cheap prices! Realty that is to be found on the beach or in the mountains may have a retail value of as much as one million dollars.
